      <image:caption>The BIM revolution has finally arrived, but there is still a huge disconnect from extracting quantities, to actually having a viable detailed cost estimate that is properly coded, formatted, and priced with all direct and indirect costs. The author has perfected a process using Trimble WinEst estimating software to do exactly that and will not only demonstrate the trick, but also explain how the trick is done. Just as David Copperfield made the Statue of Liberty disappear, the key is in the setup! Cost estimating at its most fundamental level, is simply “quantity x cost /unit = total”. So while BIM has solved the “quantity” (or dimensional) portion of the equation, the “cost/unit (cost per unit per specification)” is a much more complex combination of material, labor, and equipment costs. Material as an example, is often another unit of measure than the takeoff quantity (e.g. sqft), with paint being a good example of being bought not only by the gallon, but by the five (5) gallon bucket and thus converted from square feet to gallons. In addition to that, material waste must also be considered, as well as shipping costs FOB site. As Sr. Vice President of WinEstimator, Inc. from 1995-2005, the author was able to design and implement Global Dimensional, and Global Specification Variables. Using these global variables in conjunction with master assemblies and sub-assemblies, the author is able to dynamically change the interpretation of the UniModel. The UniModel being the 99.9% collection of 3D, 2D, and 1D inputs for all cost estimating functions. And finally, the presentation will also demonstrate the secret of being able to pull off this trick with a few clicks of the button, and deliver a superior world class cost estimate.
